Planning Approved - Change of Use of Public House to Residential Dwelling

We were brought on board mid way through the determination of a planning application to by a client to assist with their application for the change the use of a public house in Halton.


It was our case that the proposal would provide an additional dwelling by re-using a building of permanent and substantial construction, in an accessible location, on a small site (for which the

Framework specifically supports development) that could be delivered now by utilising PDL.


The public house was not viable to operate and there was sufficient comparable

facilities in the immediate area for residents. The loss of this particular facility would in no way harm local residents’ access to community facilities.


Furthermore, we demonstrated that the change of use would not cause any harm to the significance, character or appearance of the Trent and Mersey Canal Conservation Area and its setting and would not harm the setting of the Grade II listed Preston Brook Tunnel Air Shaft. There would be no harm to the historic environment, nor would there be any other technical planning harms with regards to the other material considerations assessed.
